INFORMATION ITEMS:

  1. PWCA COMMUNITY CLEAN-UP EVENT; SATURDAY, APRIL 23, 2022; 9:00AM; POOL. TOMORROW!!!!!!! Please come help us clean-up our community! In conjunction with Earth Day (April 22nd this year) we’ll work to reduce the loose trash throughout our community that winds up in our naturalized areas. We’ll provide bag, gloves and grabbing claws for you. Recommend you wear trousers as there are thorny plants in some of the naturalized areas. All ages welcome. If you or your family members require service hours, both our events and the Road Raider events do qualify for those kinds of civic engagement events. If you have questions or comments, please follow up with our ECC Chair at Environment@Parkwestcommunity.org.
  2. ROAD RAIDERS CLEAN-UP EVENT, SATURDAY, APRIL 23, 2022; 9:00AM; ROYAL LAKE. Road Raiders will also be conducting a cleanup at Royal Lake park from 0900 – 1100 on April 23rd. See our website under Association Meetings. The April 2022 BoD Meeting has further information.
  3. POOL PASS APPLICATIONS; APPLY NO LATER THAN SATURDAY, APRIL 30, 20222. We are FIVE WEEKS AWAY from our pool opening for the season. We have had 40 residences submit their application as of today – please complete your applications as soon as practical to give our volunteers time to create the passes in a measured manner. We are creating passes after applications are received to reduce the workload on our volunteers so be aware if you wait too long to submit your application you will not have your passes at the beginning of the season.
  4. SPRING 2022 ACC INSPECTION; SATURDAY, APRIL 30, 2022; 10:00AM; POOL. Our spring inspection will be here next weekend! The inspection will be conducted by teams. Each team will be led by either a Director or a Summit representative. All teams will have at least one person with previous experience accomplishing the inspection. Please consider giving a few hours of your time to assist on an inspection team – no experience necessary.
  5. PLAYGROUND WORK, PLANNED START DATE 9 MAY 2022. For those who patronize the playground – we will be undertaking replacement of the edge walls in the near-term. Installation timeline is still somewhat unclear but we anticipate starting on or shortly after the 9th of May. You can expect up to two weeks of playground closure during this project. Once the edge walls are replaced we will also be installing a certified safety surface of loose fill engineered wood fiber. Please do not use the playground during this timeframe.
  6. BOARD OF DIRECTORS MEETING; TUESDAY, MAY 17, 2022; 7:00PM. The May board meeting will be conducted via the RingCentral virtual meeting framework. See the website under ‘Meetings’, select the year (2022), then the meeting (20220517). Document #01-1 contains the information to join the meeting.
  7. NOISE. With Spring in full swing there will be private events occurring within our community. As we all have at least one shared wall in our residence, noise can be an issue for some of our residents. If you are impacted by noise, please consider speaking with the residence causing your discomfort. Should you be on the receiving end of such a request, please be courteous to your neighbors and turn your volume down. For all residents, should conversations not elicit a satisfactory response, please refer to the Fairfax County Noise Ordinance: https://www.fairfaxcounty.gov/planning-development/zoning/noise-ordinance. In general, quiet hours are from 10 p.m. to 7 a.m. from Sunday through Thursday and from 11 p.m. to 7 a.m. on Friday, Saturday, and the day before a Federal Holiday. To report violations of the ordinance please call the Police Department non-emergency number at (703) 691-2131. This information may also be found on our website under the ‘Living in PWCA’ tab.
  8. OPEN DIRECTOR POSITION. Request your consideration to place your name forward to fill an open Director position. We are looking for people who are invested in making a better community for all who reside here. If you are interested please complete and submit an Application for Candidacy that may be found on our website. The Nominating Committee will reach out to you after you complete that step. If you have questions I’m also available to speak with you about more specifics.
  9. RESIDENT OWNER AND NON-RESIDENT OWNER PARKING PERMIT (HANG TAG) RENEWALS. Our annual owner guest (“hangtag”) permit renewal usually scheduled for April/May 2022 will be deferred to April/May 2023. Owners with concerns or questions may call the Parking Committee Chair for further information.
  10. TREE WORK. Our Spring 2022 Tree Work will begin in a next few weeks. More information to follow.

Power Outage, PWCA, 13 April 2022

All – some of you are without power at this time. A transformer has blown to the rear of 4818 and 4828 Treasure Court. This caused one side of our main transformer to fail.

Dominion is on site isolating the damaged Treasure Court transformer from the circuit containing the other transformers effected.

Once the damaged transformer is isolated – and barring any other challenge at the main transformer – the circuit will be re-energized providing most impacted residences with power.

I am unclear which residences feed off which sub-transformers. If you are located between 4812 and 4846 Treasure Court you may be fed off the damaged transformer. Please monitor the Dominion outage map for updated information. Dominion currently estimates a restoral of power between 10:00PM and 1:00AM but this is just a forecast and may change depending on the severity of the damage to the transformer.

For all residences currently impacted but not fed from the damaged transformer. In order to isolate the damaged transformer the cable will be re-energized in a non-redundant configuration. Any further damage to the circuit will cause a loss of power that will take more effort to remediate. Just be aware and watch the outage map. Once power is fully restored we will back in a normal (redundant) configuration.

Children under the age of 12 are invited to participate in the hunt. Volunteers to help set up the event would be greatly appreciated – setup will occur at 9:30AM at the Tot Lot.

  10. EMAIL SCAMS. As scammers become more astute in their phishing campaigns please remember to verify the accuracy of any communications purportedly coming from this Association or any representative. I personally will not be asking you to send funds. Summit has the Vantaca portal available to you to verify the status of your account and from that portal you can also pay any outstanding balances. You can find the link under the “Living in PWCA” section of the website, just scroll down to ‘Maintenance Assessments’.
  11. PARKING REMINDER. All non-marked contractor vehicles (whether company-owned or private vehicles) parking in our community to accomplish work at your residence must have a permit. We highly recommend contacting your local parking official in advance to obtain temporary permits.
  12. CONTRACTOR CLEAN-UP. All contractors must clean up all food, trash and construction debris from the common areas each day before they leave. It is the responsibility of the homeowner to make sure this gets done. Contact the ACC and/or the ECC for any questions or requests for a variance.
  13. GROUNDS CARE REMINDERS. Spring growing is definitely here and we have started our mowing program for the season. Please keep the following in mind: #1 – keep your vehicle bumpers off the curb during mowing days as the crew cannot mow, edge or trim (as appropriate) when your vehicle is parked on top of the turf. #2 – For those of you who have landscaped up to the sidewalk – you are responsible to keep the sidewalk edge nearest your residence clean if the edger cannot be operated safely. #3 – Keep all items stored inside your fence / or your property for those without rear fences. See the ACC and ECC Rules for additional information.

1.  ROAD RAIDERS CLEANUP EVENT; MARCH 19, 2022; 8AM; 5306 Richardson Drive.  From Tom McCook: “Did you know that there is a historical “Fairfax family” cemetery in KPW?  Yes, there is and we will improve it this Saturday morning from 8-9AM

2.  PWCA COMMUNITY CLEAN-UP EVENT.  With Spring upon us the ECC is in the early planning stages for our Spring community cleanup in the next few weeks.  Earth Day is April 22nd but we probably won’t be waiting that long to accomplish our cleanup.  Please come out to help rid our community of the loose trash that winds up in our naturalized areas. As a reminder, both our events and the Road Raider events do qualify for service hours should anyone need a few hours of civic involvement…..

  3. TREE WORK; TUESDAY 1 March, WEDNESDAY 2 March and FRIDAY 4 March 2022. Both programmed and storm damage work continues. Lower Carriagepark Road (odd-numbered addresses) will have several trees removed on Tuesday and potentially Wednesday (1 and 2 March). Residences and curb parking effected by this work have been identified today. Additionally, Malone Court will have a stump ground during this time. The Pool Parking Lot will be opened at 1900 (7:00PM) on Monday evening for any overflow parking. Vehicles parking in the Pool Parking Lot must comply with all community rules or are subject to tow. Furthermore, another crew will be throughout the community on Friday (4 March 2022) working on other trees, more information to follow on parking impacts for that work.
  4. TRASH. I find myself having to dwell on this subject far too often. We have had repeated occurrences of owners placing construction debris – or in this case, toilets and shower enclosure walls – out for regular trash pickup. THESE TYPES OF ITEMS ARE SPECIAL PICKUP ITEMS AND MUST BE SCHEDULED WITH PATRIOT. Please see linked or attached to this message documents covering special items, paint disposal, and hazardous waste. THANK YOU to the owner who to it upon himself this morning to dispose of the items left on the Carriagepark Road island. For everyone – if you see someone discarding special items either address them or take their picture along with a picture of them entering their residence and the Association will move forward with communication and any resulting actions.
