INFORMATION ITEMS:

1.  GEORGE MASON UNIVERSITY IS BACK IN SESSION; MONDAY; AUGUST 26, 2024.  We will truly start the fall educational cycle on Monday when all students from grade school through university will be moving across our community for classes.  Please exercise care driving through our community.

2.  WINE AND CHEESE SOCIAL AND NEW RESIDENT WELCOME; SATURDAY, AUGUST 31, 2024; 7:00PM; POOL.  While the weather wound up cooperating we elected not to chance the potential for thunderstorms to drive us off the pool deck last weekend so we rescheduled for Labor Day weekend!  Please come down to the pool and enjoy some time meeting your neighbors and some of the volunteers (Directors and others) who work to make our community a better place to live.  This year we are creating a Hawaiian /beach theme for the event.  We will also have lemonade and cookies available along with a children’s activity.  An information table will also be there for you to obtain various forms and other documents you might find useful in communicating with the Association.  If you’d like to help with setup – we’ll accomplish that at 6:00PM.

3.  SUNDAES ON SATURDAY; SATURDAY; SEPTEMBER 7, 2024; 3:00PM, POOL.  Come enjoy one last sundae with us as we have our third and final Sundaes on Sunday for the 2024 season!   We’ll have various ice creams and toppings that are sure to please both the young and young-at-heart!  As always, a volunteer or two for this event would be greatly appreciated.

4.  POOL FURNITURE STORAGE; SUNDAY; SEPTEMBER 8, 2024; 1:00PM; POOL DECK.  It’s that time of year when we need to store our furniture for the off-season.  We will start around this time and depending on patrons at the pool slowly reduce the furniture on the pool deck as the afternoon progresses.  Our goal is to be finished with all our storage requirements when we reach the end of the operating day at 7:00PM.  Please consider giving us a few hours of your time to get our pool ready for the off-season.

5.  PUPPY PLUNGE; SUNDAY; SEPTEMBER 8, 2024; 6:00PM; POOL.  During the final hour of the season we’re hosting a Pool Pawty!!!!  Please review the rules for this event  Bring proof of your 2024 Fairfax County dog license with you. This can either be the current tag or the current receipt from the County. The tag or receipt will be returned to you after review. You will also need to sign the Puppy Plunge Agreement prior to entering the pool deck with your dog. We will have two dog egress locations (the permanent steps and a temporary dog ramp) in the main pool. The main pool and the wading pool will both be available for your dogs’ enjoyment during the 6:00 PM-7:00 PM hour.

6.  FINANCE COMMITTEE MEETING; TUESDAY; SEPTEMBER 10, 2024; 6:30PM; VIRTUAL.  The September 2024 Finance Committee Meeting will focus on the line-item review of the Draft 2025 PWCA Budget presented to the Board and residents on August 20, 2024.  Please consider attending as we discuss the future orientation of the Association in consonance with the Governing Documents as articulated through our Strategic Plan.  Please use the same information to enter the meeting as used for the regular Board of Directors Meeting.

7.  BOARD OF DIRECTORS MEETING; TUESDAY; SEPTEMBER 17, 2024; 7:00 PM; VIRTUAL.  The monthly board meeting will be conducted via the RingCentral virtual meeting framework. For the virtual meeting information, see the link listed above in the Permanent Links section.  Scroll down the the Meeting Materials and Minutes section, select the year (2024), then the meeting (2024-09-17). Document #01-1 contains the information to join the meeting.

8.  POOL OPERATING HOURS; 2024 REMAINING SEASON HOURS.

  • End of Summer Hours (from August 19, 2024 to Labor Day) – NO CHANGE IN HOURS THIS YEAR!
    • Monday, Tuesday, Wednesday, Friday, Sunday: 11:00AM – 8:00PM
    • Thursday, Saturday: 11:00AM – 9:00PM
    • Exception – for Labor Day, the pool will open at 10:00AM  (i.e. Monday, September 2, 2024)
  • Pool closed from Tuesday, September 3, 2024 through Friday, September 6, 2024
  • Extended Weekend after Labor Day
    • Saturday, September 7, 2024:  11:00AM – 7:00PM
    • Sunday, September 8, 2024:  11:00AM – 6:00PM
    • Note:  the last hour of the pool season will be the Puppy Plunge and the pool will be open for dogs only.

9.  COMMUNITY SECURITY.  Recently I have heard of several catalytic converters that have been stolen from vehicles parked in our community.  If out-of-the-ordinary events occur and you are concerned for your safety or security please notify the Police non-emergency number (703) 691-2131 to report the occurrence.  While we advertise a Neighborhood Watch on our signs there has been a lack of interest in the past to actually set one up.  If you are interested in participating please let me know.  If we have sufficient interest we will restart the process with the County but not before we see sufficient volunteers to make the effort worthwhile.  As always, please consider leaving your porch lights on throughout the night, remember to lock your vehicle doors, and notify the non-emergency number should you experience some kind of security event in the future. 

10.  PARK WEST PAGES, AUGUST 2023 EDITION.  The August 2024 edition of Park West Pages has been released – please see the website for the document.  There will be copies at the Wine and Cheese social.  The Communications and Hospitality Committees will also each have hard copies of the edition if you’d like a printed copy.  There is also a few copies for you to take at the pool house in the ‘Newsletters’ binder near the entry door

11.  RETAINING WALL REPLACEMENT AND FOOTPATH REPLACEMENT; ONGOING.  The concrete work is finished and temporary fencing installed at the retaining wall.  Until the permanent railing solution is in-place please exercise additional care if you walk down the footpath at and near the new retaining wall.  The railing solution has been approved and fabrication will start shortly.  I anticipate installation the end of September or beginning of October.

12.  ASPHALT CRACK-FILL, SPECIFIC PARKING SPACE SIGNAGE, TRAFFIC CONTROLS, AND YELLOW AND WHITE CURB PAINTING AND MARKING.  Crack-fill is finished – thank you for your understanding and patience during the project.

13.  SPRING 2024 TREE REMOVALS.  We continue to work on the identified trees for removal.

14.  2024 POOL PASS DISTRIBUTION.  Remaining distribution of pool passes will be handled on an individual basis with the Pool Committee.  Please email, call, or text the Pool Committee Chair to make arrangements.  

15.  CURRENT POOL ENTRY PROCEDURES.  We are operating using the SignUpGenius systems with your pool passes.  We have had an instance or two of upset individuals who want to enter the pool without a pass.  Please treat our guards with respect – they are just following our prescribed process.  If you have concerns with our process please speak with the Pool Committee – not the guards.

16.  INDIVIDUAL GROUNDS CARE OFFER FROM J&J LANDSCAPE MANAGEMENT, APPLY AS SOON AS POSSIBLE.  Our grounds care contractor is again offering residences in our community the ability to have your private yards maintained.  The care options include turf care, lawn care, and leaf removal.  Please refer to the link listed above in the Seasonal Links section, just scroll down the page to the applicable information, or contact myself if you cannot access the information.

17.  GROUNDS CARE REMINDERS.  As a reminder, please keep the following items in mind during the growing season. #1 – keep your vehicle bumpers off the curb during mowing days as the crew cannot mow, edge or trim (as appropriate) when your vehicle is parked on top of the turf. #2 – For those of you who have landscaped up to the sidewalk – you are responsible to keep the sidewalk edge nearest your residence clean if the edger cannot be operated safely. #3 – Keep all items stored inside your fence / or your property for those without rear fences. See the ACC and ECC Rules for additional information.

18.  OWNER ACCOUNT PORTAL.  This is a recurring topic for many of our owners.  Each owner has the ability to access their account through a portal Summit Management offers.  To access the portal, please go to our website and select the ‘Living in PWCA’ tab.  Scroll down the page to the button ‘Vantaca Owner Login’.  If you have not already done so, Vantaca will prompt you to create a login.  Once you login you’ll be able to access your owner information to include the status of your account.  This also provides an avenue to pay any balances due on the account.

19.  OPEN DIRECTOR POSITIONS.  Request your consideration to place your name forward to fill our open Director positions.  We are looking for people who are invested in making a better community for all who reside here.  If you are interested please complete and submit an Application for Candidacy that may be found on our website and is listed above in the links.  The Nominating Committee will reach out to you after you complete that step.  If you have questions I’m also available to speak with you about more specifics.

The remainder of the streets to be accomplished in the near future.  As a note – try not to walk on lines until they’ve dried.

3.  SCHOOL’S BACK IN SESSION; MONDAY; AUGUST 19, 2024.  Fairfax County Public Schools (FCPS) begin the 2024-2025 school year on August 19th and George Mason University begins the Fall 2024 semester on August 26th.  As such, there will be many more people on our streets, whether to the University for classes or young children heading to and from the school bus stops in our community.  Here’s a portion extracted from a previous Braddock Supervisor’s Advisory:  “Please prepare for more traffic and be patient with school buses and student drivers on the roads.  The County’s Department of Emergency Management and Security (DEMS) offers a few safety reminders for the first week back to classes:  #1 – Stop and wait for school buses to safely load and unload children; #2 – Slow down and take extra care in school zones and in neighborhoods; #3 – Make eye contact with drivers and pedestrians at stoplights and intersections before proceeding; #4 – Make sure children know who to call in case of an emergency, their home address, and a parent/guardian’s phone number.

9.  SPEEDING THROUGH OUR COMMUNITY.  With the start of the school years – a reminder that the speed limit in our community is 15 miles per hour.  Stop signs and speed bumps are located at major intersections and in drive lanes to remind you to stay at-or-under the speed limit.  Fairfax County police have the authority to enforce traffic and motor vehicle laws on our private streets and are in the community on a regular basis.  There are many children and walkers in the neighborhood – please follow our traffic rules.  You really won’t save much time by blowing through stop signs or speeding on our streets – the potential cost to you and to the pedestrian you hit far outweigh those seconds.

6.  SPRING 2024 TREE PRUNING.  All work was completed on Thursday, July 25, 2024 with the exception on one tree on the Carriagepark Court island.  The remaining tree is too damaged to be pruned and will be removed soon.

7.  UPPER CARRIAGEPARK ROAD STREETLIGHT OUTAGE.  The upper Carriagepark Road streetlights are operational – thank you for your patience.

14.  OWNER ACCOUNT PORTAL.  This is a recurring topic for many of our owners.  Each owner has the ability to access their account through a portal Summit Management offers.  To access the portal, please go to our website and select the ‘Living in PWCA’ tab.  Scroll down the page to the button ‘Vantaca Owner Login’.  If you have not already done so, Vantaca will prompt you to create a login.  Once you login you’ll be able to access your owner information to include the status of your account.  This also provides an avenue to pay any balances due on the account.

INFORMATION ITEMS:

1.  UPPER CARRIAGEPARK ROAD STREETLIGHT OUTAGE; ONGOING; ESTIMATED TIME TO COMPLETE REPAIRS JULY 19, 2024.  For those living the 4900-section of Carriagepark Road – thank you for your patience while we worked to repair (actually replace) a section of original power cable to one of our streetlights.  Unfortunately that power cable also fed three other streetlights so all four went down due to the damage.  We have a crew out working on running new conduit and power cable to fix the damage that occurred on June 29th.  Our contractor estimates that the work will take two days to complete.  Therefore, barring any additional challenges you should have all four streetlights operational tomorrow evening.  For everyone’s information, the original power cables were buried a couple of inches deep without any shielding.  Due to the cost of replacement, our methodology for upgrading our streetlight power infrastructure is to install protected conduit in the ground and run new cable through the conduit as sections of our original cable infrastructure fail.  Please refer to the current board meeting packet for a map of known streetlight cable runs.   

2.  ASPHALT CRACK-FILL, SPECIFIC PARKING SPACE SIGNAGE, TRAFFIC CONTROLS, AND YELLOW AND WHITE CURB PAINTING AND MARKING.  All painting was completed on July 15, 2024.  Crack-fill of the asphalt in the drive lanes and in parking spaces where available was delayed due to the high temperature.  You can anticipate seeing the crew in our community in the near-term to accomplish the crack-fill.

3.  TREE REMOVAL; SATURDAY, JULY 20, 2024.  A large tree will be removed on Saturday.  Specific assigned spaces and one of the white-painted curbs are required for this work to proceed.  Please remove any vehicle parked in the marked locations prior to Saturday morning.

4.  TREE PRUNING; WEDNESDAY, JULY 24, 2024 THROUGH FRIDAY, JULY 26, 2024.  We will be pruning several trees around the community next week.  Specific residence assigned spaces and non-assigned parking area impacted will be marked and letters distributed this weekend.  Please keep your vehicles out of the marked spaces during the day for the duration of the project or until the markers and tape have been removed (or revised dates placed on the signs) from your area.

5.  RETAINING WALL REPLACEMENT AND FOOTPATH REPLACEMENT; ONGOING.  The concrete work is finished and temporary fencing installed at the retaining wall.  Until the permanent railing solution is in-place please exercise additional care if you walk down the footpath at and near the new retaining wall.  The railing solution is being worked on – we have at least a 28-day delay for the concrete to cure before we can core drill and install the new railing system.

6.  MAIN POOL PUMP MOTOR REPLACEMENT.  To review, our main pool pump motor failed on Friday, July 5, 2024.  Thanks to our ever efficient pool management company we managed to secure a new motor just off the truck to the distributor on Monday, July 8,2024 and were operational for a normal pool opening at 1100 on Tuesday. July 9, 2024.

7.  2024 POOL PASS DISTRIBUTION.  Remaining distribution of pool passes will be handled on an individual basis with the Pool Committee.  Please email, call, or text the Pool Committee Chair to make arrangements.  

8.  CURRENT POOL ENTRY PROCEDURES.  We are operating using the SignUpGenius systems with your pool passes.  We have had an instance or two of upset individuals who want to enter the pool without a pass.  Please treat our guards with respect – they are just following our prescribed process.  If you have concerns with our process please speak with the Pool Committee – not the guards.

9.  FUTURE POOL ENTRY PROCEDURES.  We are planning to test out a different sign-in system during this season.  This system will provide you the capability to sign-in and sign-out via your phone and should be much more efficient than our current process.  For those participating in the new system, we will need you to reapply once the system goes active – the approval process will be completely electronic with the new system.  An option will be available for a physical pass at a minor cost if needed. We believe this will be a positive step for all of us to enjoy our pool.

10.  POOL OPERATING HOURS; 2024 REGULAR SEASON HOURS.  Our hours are as normal for this season.

  • Regular Summer Hours (from June 13, 2024 to Labor Day)
    • Monday, Tuesday, Wednesday, Friday, Sunday: 11:00AM – 8:00PM
    • Thursday, Saturday: 11:00AM – 9:00PM
    • Exception – for any Holiday, the pool will open at 10:00AM  (i.e. Thursday, July 4, 2024 and Monday, September 2, 2024)

11.  BOARD OF DIRECTORS MEETING; TUESDAY; AUGUST 20, 2024; 7:00 PM; VIRTUAL.  The monthly board meeting will be conducted via the RingCentral virtual meeting framework. Document #01-1 contains the information to join the meeting.

12.  INDIVIDUAL GROUNDS CARE OFFER FROM J&J LANDSCAPE MANAGEMENT, APPLY AS SOON AS POSSIBLE.  Our grounds care contractor is again offering residences in our community the ability to have your private yards maintained.  The care options include turf care, lawn care, and leaf removal.  Please refer to the link listed above in the Seasonal Links section, just scroll down the page to the applicable information, or contact myself if you cannot access the information.

13.  GROUNDS CARE REMINDERS.  As a reminder, please keep the following items in mind during the growing season. #1 – keep your vehicle bumpers off the curb during mowing days as the crew cannot mow, edge or trim (as appropriate) when your vehicle is parked on top of the turf. #2 – For those of you who have landscaped up to the sidewalk – you are responsible to keep the sidewalk edge nearest your residence clean if the edger cannot be operated safely. #3 – Keep all items stored inside your fence / or your property for those without rear fences. See the ACC and ECC Rules for additional information.

UPDATE – Main Pool Closed, anticipate a normal opening at 1100 tomorrow

Good evening to all.

The main pool pump motor has arrived onsite but we experienced electrical input challenges.

Our electrician will be out in the morning to fix the input issue.

We expect the main pool to be operational for the normal 1100 opening tomorrow, Tuesday, July 9th.

Thank you for your patience while we fixed this challenge to our normal operating environment.
