INFORMATION ITEMS:

1.  FINANCE COMMITTEE MEETING; TUESDAY, AUGUST 8, 2023; 7:00PM; VIRTUAL.  The August 2023 Finance Committee Meeting will focus on the initial review of the Draft 2024 PWCA Budget in preparation for the initial release to the Board and residents on August 15, 2023.

2.  2023 POOL PASS DISTRIBUTION; WEDNESDAY, AUGUST 9, 2023, 6:30PM – 7:00PM; POOL.  If you have passes ready for distribution, we will have another distribution window for you this Wednesday.  Please refer to the website for current pool pass status. If you cannot make this distribution window, please contact the Pool Committee to arrange an alternate arrangement but please try to make it if you can to reduce our volunteer workload.

3. BOARD OF DIRECTORS MEETING; TUESDAY, AUGUST 15, 2023; 7:00PM; VIRTUAL.  The monthly board meeting will be conducted via the RingCentral virtual meeting framework. See the website under ‘Meetings’, select the year (2023), then the meeting (08 – 20230815). Document #01-1 contains the information to join the meeting.

4.  WINE AND CHEESE MINGLE WITH NEW RESIDENT WELCOME; SATURDAY, AUGUST 19, 2023; 7:00PM; POOL.  Please come down to the pool and enjoy some time meeting your neighbors and some of the volunteers (Directors and others) who work to make our community a better place to live.  If wine, cheese, and grapes are not your favorite, we’ll also have lemonade and cookies.  A children’s activity table will also be available.  An information table will also be there for you to grab various forms and other documents you might find useful in communicating with the Association.  As always, a volunteer or two for this event would be greatly appreciated.

5.  PARK WEST PAGES, AUGUST 2023 EDITION.  The August 2023 edition of Park West Pages has been released – please see the website for the document.  The Communications and Hospitality Committees will each have some hard copies of the edition if you’d like a printed copy.  There will also be a copy at the pool house in the ‘Newsletters’ binder near the entry door.  The hard copies will be available on-or-after August 15, 2023.

6.  BRADDOCK ROAD STOP SIGN AND MESSAGE BOARD.  As many of you are by now aware, we had another accident at the Braddock Road entrance to our community during the early morning on 4 August.  Damage included the loss of the stop sign, the loss of a power distribution transformer, and damage to the message board system.  Dominion responded and replaced the transformer by early afternoon on 4 August.  We have started the replacement work for the stop sign and assessment of the message board with our local contractor.  We are also working with Dominion to assess the viability of installing some kind of protection system  (e.g. a guard rail, stanchions) for the transformer.   The results of that discussion will impact when and where the stop sign is re-installed as our preference would be to have inside the protected zone if possible.

7.  TREE AND GROUNDS CARE WORK.  Current storm damage debris behind 4825 CPR is planned for removal later this week along with an emergent requirement on TC.  This timeframe is based on higher priority work not delaying the start of work.  Fall 2023 Arbor Care work is proceeding in the planning stages.

8.  2023 POOL PASS APPLICATIONS.  For those who haven’t submitted, please do so when you can.  Please see the separate message providing the on-or-after date your passes will be ready for pickup barring any holds active at the time.  Please submit either electronically or by dropping your completed pass applications.

9.  INDIVIDUAL GROUNDS CARE OFFER FROM J&J LANDSCAPE MANAGEMENT, APPLY AS SOON AS POSSIBLE.  Due to numerous requests, our grounds care contractor is offering residences in our community the ability to have the private yards maintained.  Please refer to the link listed above for details or contact myself if you cannot access the form. If you would like to advantage of the offer please contact them as soon as possible.

10.  STREET LIGHTS.  All street lights should be operating normally.  Reminder, while we have periodic contractor visits to check our street lights we don’t always notice in a timely manner when street lights malfunction.  Please let the Streets and Sidewalks Committee at  streets@parkwestcommunity.org know if you notice something I haven’t spoken about in a message.  Street light status may also be found in the board packets.

11.  TRASH, RECYCLING AND YARD WASTE.  Reminder – please have your containers or paper bags out no later than 6:00AM the day of pickup.  Especially with yard waste – the truck has been through here during the last two weeks shortly after 6:00 AM.  Please check what kinds of items are special pickup items.  Items such as pallets, grills, exercise equipment, refrigerators are special items.   See the website for more information on what are special/bulk items and for the process to get those kinds of items removed for you.

Have a great rest of your day – let’s see what the weather has in store for us later today….

Regards,

Mark

Power Outage; Upper CPR, portions of Lower CPR, and portions of Upper GD; 4 August 2023

Good morning to all.  I’ve had several questions on a power outage in our community.

There is a power outage in our community impacting 81 residences due to a vehicle accident.  Crews are working the solution.  Power is currently estimated to be brought back online for the impacted customers between 0800 and 1100 this morning.

I’ve attached a screenshot from the Dominion Energy Power Outage map.

Regards,

Mark
